Javier Mantolán Seguí has designed this gorgeous home called Ses Alzines in a coastal residential area in Es Marcadals, Menorca, Spain. The whole place has this resort-like ambience that is perfect for a summer holiday destination.

The building program is to build a Tourist Holiday Home for 8 and grade Excellent with removal of architectural barriers to allow access to disabled persons.
The building is cornered by the boundaries at the top of the site, away from the access and leaving between them too abrupt and public places to be seen and used as a garden. The closeness of the solar difficult to create an outdoor space large enough south to host the summer life and the pool, so the building is arranged in a “u” separations arrinconándose against three meters from the dividing North and This, and the line 20 meters from the sea-land boundary, and surrounding a sort of “patio” well south facing with embedded in-ground pool.
This first decision, coupled with the need to remove architectural barriers, define a clear and strong volume. The cornice of the building is deliberately located at the same height throughout its development, to avoid the winner volumes, while the floors are covered at different heights, depending on the covering space, enabling the emergence of skylights bathrooms and kitchen, a sun terrace, and trying to integrate the solar collectors.
The program is organized within the building depending on your situation, more or less close to the street (more or less private), and its orientation. Thus, we find a first strip consisting of kitchen, dining and living room, forming a unique place in North-South direction, which ends in a covered terrace and a ladder to climb to the solarium located thereon. This first strip opens westward constituting the main facade of the building, through a gallery setting sun filters through a lattice of wooden slats and select grades of privacy and views through large sliding shutters also formed by same slats. This filter-diaphragm dialogue with the garage doors, the same shape and material, and is the formal image of the building, directly related also with the South neighbor (who projected and built a decade ago).
The first programmatic strip also opens onto the courtyard, private and sunny, which is the heart of the house.
The second band (the center of the “U”), perpendicular to the first, is to the north, occupied by the lobby, the staircase down to the garage, two bathrooms and laundry, with a clothesline. The corridor runs through the courtyard and cloisters, turning ninety degrees in the third strip and giving access to the bedrooms, looking east by a single continuous window field, which is higher than the house at this point . Thus appropriate the land nearby and are protected from the prying eyes of neighbors opulent Down the hall, as it should, the third bathroom, necessary to qualify the house as “excellent”.
The pool is situated to the South. Nace front courtyard and escapes to the East due to lack of space, near the house and crashing into the ground, which deforms slightly, giving some natural vibration of the domesticated nature.
In compliance with Section 131 of atmosphere and aesthetic conditions of NN.SS. Sant Lluís , the house is white, but not as white as the Hotel Village or the new malls’Avenida . The treatment of the openings is natural wood, as “ supported ”, but not as natural as the Pueblo Hotel or the new mall s’Avenida . Thus, the building will be fully integrated into the “atmosphere”, ie the environment, with an “aesthetic”, ie appearance, free, although “ not arbitrary or frivolous ”, as the Hotel Village and the new Mall s’Avenida.
